Mortgage
Buying a property, renewing a mortgage that is coming to an end or moving it elsewhere: we compare offers and structure your financing for the long term.
At a glance
- 01
Buying a property
We calculate your purchasing capacity and prepare a solid financing file before you make an offer.
- 02
Renewal
When your mortgage matures, we compare offers rather than automatically accepting your current lender's.
- 03
Fixed or SARON
We explain the benefits and risks of each option, and how they can be combined in tranches.
- 04
Amortisation
Direct, or indirect through pillar 3a: we choose with you the solution best suited to your tax situation.
A mortgage commits your budget for many years. A difference of a few tenths of a percent in the rate quickly adds up to thousands of francs. Comparing lenders and choosing the right term and type of mortgage is therefore essential.
In Switzerland, buying a home requires at least 20% equity, of which at least 10% must come from sources other than the 2nd pillar. Lenders also check that the theoretical costs, calculated with a 5% interest rate, amortisation and maintenance costs, do not exceed one third of your gross income. We check these criteria with you before taking any further steps.
Our approach
What we analyse for you
- Your equity and where it comes from (savings, pillar 3a, 2nd pillar)
- Your affordability based on lenders' theoretical rate
- The ideal structure: term, fixed and SARON tranches
- Amortisation down to two thirds of the property's value within 15 years
- Exit conditions and penalties for early repayment
